Outside food is not allowed in the villa. Infant meals can be requested to be prepared in the kitchen Guests cannot invite other guests and day visitors during their stay. Bachelor groups & stag parties are not allowed. We do not encourage parties and late-night revelry. Loud music is not permitted beyond 10 pm. Consumption of alcohol is permitted within limits and in designated areas. The property does not serve/sell alcohol. Please bring your own. Illegal activities including but not limited to carrying/consuming drugs/narcotics and carrying firearms/weapons are prohibited on the property. Management reserves the right to report any such activities to local authorities. Guests are prohibited from smoking and setting up hookahs in the rooms/villa/lawns. Guests are requested to take care of all personal valuables. Management is not responsible for loss, theft or damage to any items. As required by law, every guest above 18 years must carry government-approved photo ID proof, that shows address. We accept only Aadhar Cards, Driving Licenses and Passports. Inappropriate behaviour or violation of any of the above House Rules will invite a polite refusal to accept a Booking. If already checked in, Management reserves the right to ask guests to leave. Guests will be served tea/coffee in the morning/ evening tea time on order. Timings for Hot water, breakfast, beverages and Dinner are mentioned in rooms. No crackers or colours are permitted in this home. All payments for booking the villa, including meals will have to be pre-paid prior to checkin. Security Deposit collected during booking will be returned during check-out or by NEFT within 5 business days after check-out, provided no damages are observed. To avoid inconvenience, we will not be accepting cash onsite for any reasons henceforth. Security deposit is to be paid two days prior to check-in. If no damages are observed, the deposit will be returned during check-out itself or by NEFT within 5 business days after check-out. Please Note: The Security Deposit is subject to change depending upon the number of nights and the group size. Please check with your holiday advisor at the time of booking. In case of special occasions like wedding and pre wedding ceremonies, milestone celebrations and events, and similar such events that require the parts or entire estate, whether they require elaborate arrangements or not, are at the sole discretion and explicit permission of the management. These need to be informed at the time of booking, and additional venue charges, additional deposits and charges for time efforts and specialised skills needed for prior arrangements and post event cleanup will apply. Cancellation policy : Strict In case a Guest has booked online on the website without any assistance from the Call Center, he/ she is entitled to a 12 hours FREE Cancellation policy from time of booking. Refunds into your bank accounts usually take 5-7 working days. This does not apply to a booking where Check-in date is 7 days from the date of confirmation of booking. After this 12 hour window passes, bookings for Homes that have the Strict Cancellation Policy cannot be cancelled, rescheduled, and are non-refundable. If the Guest has made a partial payment, he/ she is not entitled to any refund whatsoever. Cancellation for peak dates that is Christmas and New Year (24th Dec 2023 to 2nd Jan 2024) and Republic day (26th Jan 2024) will not be accepted. If a guest uses the “NOCANCEL” coupon while booking, all cancellation policies are overridden. The guest is not entitled to any refund and will have to pay a 100% rescheduling fee in the event of the same.

If yours is a group of 8 and above, you can opt for the Master Baking class. Barbeque can be availed at an additional cost. All the meal charges are to be paid in cash onsite. On prior request, an assisted tour of the coffee plantation can be conducted or guests can go on a trail of the plantation. The private lake is on another plot of the property. The ID card needs to be submitted online before checking in. It is mandatory and non-negotiable. Kids under the age of 6 years will be charged at Rs. 400 per kid (including accommodation and meals). Considering the unique location of the villa, Internet connectivity can get affected due to falling of trees, heavy rains or other causes. There’s only room that has a balcony. As this listing is for a single room, rooms will be allocated to guests on a first-come basis.

There is a river nearby, which is a tourist spot.

BREAKFAST IS INCLUDED IN THE TARIFF! Dinner can be availed at an additional cost of Rs. 500+ GST per person per meal. Guests will have to order lunch from a nearby restaurant. Fish can be availed at actuals and is subject to availability. Guests are requested to inform the same in advance so that our caretakers can procure the ingredients. All the meal charges are to be paid in cash onsite. Tea/Coffee will be served during breakfast and evening tea time. If you would like tea/coffee at any other time of the day, it can be arranged at an additional charge.
